Checking on coverage for a homeowners claim – the policy is HO 3.

Insured's dehumidifier leaks causing damage to both the building and personal property.
It appears that the insured forgot to screw the drain cap back on, so the dehumidifier leaked onto the floor.
My opinion is that under the Building Coverage it's All Risk and I do not see any exclusions, so the building damages are covered.

Personal Property is named perils

I see coverage for the Personal Property under Accidental Discharge or Overflow of Water or Steam from within a household appliance.

The dehumidifier is a household appliance, and the leak would be covered under both Coverage A Property and Coverage C Personal Property. The coverage for Accidental Discharge or Overflow of Water or Steam applies to "water that escapes from within a plumbing, heating, air conditioning or automatic fire protective sprinkler system or household appliance." A dehumidifier is a household appliance, and there are no exclusions within that coverage that would apply other than for damage to the dehumidifier itself. The dehumidifier isn't covered, but the resulting damage to personal property and to the dwelling are.
