Editor's Note: This week's question addresses how insurance coverage applies to repairing water damage in a co-op building.

Question: I am a public adjuster handling a water damage claim in a co-op apartment building. The water caused damage to multiple apartments in the building. A mitigation company was brought in to demo and dry out where necessary.

My question is this: To get to the damaged walls, the kitchen cabinets must be removed. The cabinets are a betterment installed by the unit owner, who unfortunately does not have insurance. To get to the damaged walls, which are part of the building, I believe we should be covered under the building's policy to remove and reinstall the cabinets. Would the building's policy also cover the removal and storage of contents to facilitate the mitigation and repairs? However, the building's policy would not cover any damage to the cabinets caused by the water.

Analysis: What is and is not covered under an actual claim situation is not always clear. This is often true for water damage claims depending on how extensive the damage is, how long it has been since it was first discovered, and where the damage occurred, which can all impact coverage determination.
